Cottages for sale by owner: ad terms

Last updated November 3 2026

These terms apply when you post an ad on the Cottages for sale by owner pages of Dock & Loon, an operating name of Lifestyle Basics Enterprise Inc. These terms stay on this page, with the date of the version in force.

What Dock & Loon does and does not do

Dock & Loon is an advertising website only. We host your ad. We are not a real estate brokerage, broker or salesperson registered with the Real Estate Council of Ontario (RECO), and we do not represent buyers or sellers. We do not give price advice, show properties, receive or present offers, hold deposits or take part in any negotiation or sale.

Who can post

  • You own the cottage and are selling it on your own account.
  • The cottage is in Ontario.
  • You are at least 18.

The fee

  • The fee is $799 + HST per ad, paid up front through Stripe. HST is shown before you pay.
  • The fee buys ad placement for 90 days. It is the same whatever the sale price or outcome, and it is not refunded if the cottage sells or if you take the ad down early.

Before your ad goes live

Send your ownership document first: a property tax bill, an MPAC property assessment notice or the land title (parcel register). Our staff look at it, record “checked” with the date, and delete the file. You pay the fee only after our staff have checked it. Your ad is published when the fee is paid.

When you change a live ad, it is hidden while our staff check the changes, then it goes live again until its original end date.

Your ad

  • You write the ad and you are responsible for it: photos, asking price and description must be true and yours to use.
  • Do not include an email address or phone number. Buyers contact you through the form on your ad. Their messages go to your owner page. We do not read, filter or score them.
  • Ads that use the words agent, broker, brokerage, realtor or MLS are refused automatically. These pages are for owners selling on their own account.
  • No “make an offer” or auction features.

When the ad ends

The ad comes down automatically at the end of the 90 days. You can post a new ad for a new fee.

Removal

We may refuse or remove an ad that breaks these terms, is false or misleading, or was posted by someone who is not the owner. If we remove an ad for breaking these terms, the fee is not refunded, unless we removed it by mistake.

Get your own advice

Before you buy or sell, consider getting advice from a lawyer and a RECO-registered real estate professional.

Law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.
