These terms apply to everyone who uses dockandloon.ca. By using the site, you agree to them. You accept these terms when you tick the box on the Create your account page. If you list a cottage, the Owner terms also apply to you. If you book a cottage, the Renter terms and the rental agreement also apply to you.
Who we are
Dock & Loon is an operating name of Lifestyle Basics Enterprise Inc., 2026 Tenth Line Road, Ottawa, Ontario K4A 4X4. In these terms, “we” and “us” mean Dock & Loon. You can reach us through the contact page.
What Dock & Loon is
Dock & Loon is a website that connects people looking for a cottage with the owners of cottages in Ontario, outside the City of Ottawa. Owners list their own cottages, set their own prices and rules, and accept or decline each booking request. When a booking is confirmed, the rental agreement is between the owner and the renter. Dock & Loon is not a party to it.
Dock & Loon is not a travel agent, a property manager, a real estate brokerage or an insurer. We do not own, manage, visit or inspect any cottage.
Your account
- You must be at least 18 to create an account, book or list.
- Give true information and keep it up to date.
- Keep your password to yourself. You are responsible for what happens in your account.
- One person per account. Do not sign in as someone else.
Information on the site
- Owners write their listings. The Waterfront & Cottage Snapshot labels each fact with its source, for example “owner-reported” or “measured”, with a date. Facts marked owner-reported come from the owner, and we have not checked them.
- Township rules, guides and the Township Rules Check summarise public sources. Each shows its source and the date it was checked. Rules change. The township’s own by-law is the final word.
- D&L Checked means three named checks passed on the dates shown. It does not cover everything. Read What D&L Checked means.
- The D&L Ledger summaries and tax notes are for your records. They are not tax or legal advice. Confirm with your accountant.
AI helpers
Some tools use an AI helper: plain-language search, the cottage question box, the listing writer and reply drafts for owners.
- The cottage question box answers only from the facts on the listing. If the answer is not there, it says so. Ask the owner before you rely on an answer.
- Listing and reply drafts are suggestions. The owner reviews, can edit, and approves every word before it is shown or sent. The owner is responsible for what they publish.
- Today the AI helper runs on our own systems with fixed rules, and no text leaves Dock & Loon. Before we switch on an outside AI provider, we will name it in our privacy policy.
What you may not do
- Post anything false, misleading or that you do not have the right to post, including photos.
- Ask for or make payment for a stay outside the Dock & Loon checkout.
- Try to move a conversation off the site to avoid our payment or safety rules.
- Harass, threaten or discriminate against anyone.
- Copy, scrape or collect content or personal information from the site by automated means.
- Interfere with the site’s security or try to reach accounts or data that are not yours.
- List a cottage you do not own or are not authorised in writing to rent.
- Use the site for anything illegal.
Messages
Messages between renters and owners go through the site. Messages that look like a payment request off the site, or that share links, phone numbers, email addresses or outside chat apps, are held for a person on our team to decide whether to release them. See Scam safety.
Reviews
Only a renter whose stay was booked through Dock & Loon can review it, once, from check-out day until 14 days after. Reviews are moderated. Nobody, including us, edits the words. We remove a review or an owner’s reply only for one of these reasons: it shares personal information; it contains hate, threats or harassment; it is not about this stay or this cottage; it is advertising or spam; it was written by or for the owner or a competitor; or it is illegal or puts someone at risk.
Our content
The Dock & Loon name, logo, design, text and tools belong to Lifestyle Basics Enterprise Inc. You may share links to the site. Do not copy our content for another site or business without our written permission.
Your content
You keep ownership of what you post. You give us a non-exclusive, royalty-free licence to show, copy, resize and format it on Dock & Loon and in links that point to it, for as long as it is on the site and for a reasonable time after you remove it so we can clear copies and backups.
Changes and availability
We improve the site often. Features may change, pause or end.
Our responsibility
We work to keep the site accurate and running, but it may have errors or be unavailable at times. Owners provide the stays. To the extent the law allows, we are not responsible for a stay, a cottage, or the conduct of an owner or a renter, except where a loss is caused by our own negligence or our breach of these terms.
Where we are responsible, our total responsibility to you is limited to the Dock & Loon service fees you paid us in the 12 months before the claim. This limit does not apply to personal injury caused by our negligence, to our gross negligence or wilful misconduct, or where the law does not allow it.
Nothing in these terms takes away rights you have under Ontario or Canadian consumer protection law that cannot be waived.
Closing an account
You can ask us to close your account at any time through the contact page. We may suspend or close an account, or remove content, if it breaks these terms, puts someone at risk or is needed to follow the law. We tell you why, unless the law or a safety reason stops us.
Law
These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.
Changes to these terms
When we change these terms, we update the date at the top. If a change affects account holders, we tell them by email or on the site at least 30 days before it takes effect. If you do not accept the change, you can close your account before that date.
