For renters
Know the cottage before you book
Every listing has a Waterfront & Cottage Snapshot: swim entry, dock depth, drinking water, Wi-Fi, stairs, beds and winter road. Each fact is labelled owner-reported, document-checked or measured, with a date.
D&L Checked
The badge means three dated checks passed: the owner’s ID, a document showing they own the cottage, and the township’s short-term rental licence status. For a managed cottage: the manager’s ID and the owner’s signed authorization. It does not cover building safety, septic, insurance, zoning or the owner’s conduct. What we check
All fees included
The price in search includes rent, the owner’s required fees, our service fee and taxes for the guests you search for. Pet fees and optional extras are added only if they apply to you or you pick them.
Protected payment
You pay on Dock & Loon, and your card is charged only when the owner accepts. Never pay by e-Transfer. Scam safety
Booked with the owner
Message the owner on the site before you book. You sign the standard rental agreement when you book, and the owner accepts it with your booking.
For owners
No commission on your rent
Listing is free; the only deduction from your rent is standard card processing, paid to Stripe. Pro ($399/yr) is optional. Card processing (2.9% + $0.30 per card payment, Canadian cards) is charged on the full amount the renter pays.
Keep your returning guests
Qualifying returning guests pay a 3% service fee instead of 6%, and you get your own cottage web page to share with them.
Township-ready
The free Township Rules Check shows your township’s rules with the source and the date checked. The D&L Ledger keeps licence and tax reminders and your income and expense records.
Paid securely
Renters pay by card on Dock & Loon. Stripe sends your rent to your bank account. No e-Transfers to chase.
Works with your other calendars
Connect your Airbnb and Vrbo calendars with calendar links: their bookings close the dates here, and once you add your Dock & Loon link on those sites, bookings here close the dates there when they refresh. You can keep listing on other sites.
Your information protected
Stripe holds your ID and bank details. We look at your ownership document, note the date, then delete the file. The cottage’s exact address goes only to a renter whose booking you accepted.
